Does the ADA apply to a single-family bathroom remodel?

Short answer. No. The ADA does not apply to private single-family homes. Universal design touches, such as blocking behind shower and toilet walls for future grab bars, still cost little and add value.

Work it through

You're the contractor. Pick what you'd do, then see how each choice plays out.

You're building a new bathroom in a single-family home. The homeowner asks about accessibility features.

"We don't need any of that ADA stuff — we're not disabled."

  1. Excellent advice

ADA does not apply to private single-family residences (it covers commercial and multi-family housing). However, 'universal design' features like wall blocking for grab bars, wider doorways, and lever handles add value and future-proof the home. Installing blocking behind shower and toilet walls during construction costs almost nothing but saves enormous expense if accessibility is ever needed. That's the kind of advice that makes clients remember you.

  2. Technically correct but short-sighted

ADA doesn't mandate accessibility in single-family homes, true. But a contractor who doesn't mention universal design considerations (blocking, wider doors, lever handles) is missing an opportunity to add value. People age. Injuries happen. Parents carry babies. A bathroom built today may need a grab bar in 10 years. Mentioning it makes you look thoughtful. Not mentioning it is a missed service.
